What We Are Called Out For
Most of the housing stock in this service area went up between 1969 and 2003, with the median build year sitting around 1988 and the heaviest concentration from the 1980s and 90s across the ten named areas we work in. A phone estimate on a broken spring or a bent track is a starting range, not a final number, because two doors that look the same from the driveway can have completely different hardware behind the panel. That's the one thing we won't promise: an exact price before someone has stood in front of the door.

What we can't price sight unseen: torsion spring replacement on a double door, since spring size depends on door weight and drum size that vary by manufacturer and year; track or panel damage from an impact, since it depends how far the misalignment has traveled into the header; and any job where the opener has been swapped at some point and no longer matches the door's original hardware. A photo helps a lot. A firm number still needs someone at the door.
